To foreigners who want to invest in US properties we offer unique mortgage loan product at 50% LTV. This program is available not only as second home loan but also as investment property loan. The program is a truly International Mortgage as it is available in several countries. It requires 50% down payment and in some cases as low as 30% down payment.  It offers very low adjustable interest rate from 4.00% APR. Loan Features:

 

·         We finance properties in the following Countries: USA (certain states), Canada (certain provinces), France, Spain, Portugal, England, Wales, Scotland, Australia, New Zealand, Singapore, Hong Kong, Malaysia, Portugal, Dubai.

·         Minimum loan size $160,000 with minimum property appraised value of $400,000.

·         Adjustable (variable) rates only starting at 4%APR

·         Mortgage payments can be made in USD, AUD, CAD, GBP, NZD, SGD, HKD, CHF, Euro & Yen.

·         Fixed Rates are not available.

·         Borrowing normally in the currency of the country in which the property is situated and/or in the currency in which the primary income is earned.

·         Advance credit line service. (Provides an “agreement in principle” for customers wanting to know how much they may borrow.)

·         Currency switching available.

·         2 free “currency switches” per year.

·         Maximum repayment term of up to 30 years (15 years in the case of Dubai property) or 70 years of age.

·         Up to 100% LTV, with bank guarantee or when ‘cross-collateralized” with another suitable property

·         States covered in the U.S: Hawaii, California, Washington State, Colorado, Nevada, New York, New Jersey, Oregon, Connecticut and Florida.

·         INVESTMENT RESIDENTIAL PROPERTIES OR SECOND HOMES ONLY

·        Condo Hotels (Condotels) and Non warrantable Condominiums qualify

·         Minimum property value 400k

·         DTI: 50%

·         LTV - 50% in California, Florida, Nevada and Oregon. -  60% in all remaining states

·         MAX Loan Amount = 5 x income (-) any outstanding mortgage loan balance.

·         3-month adjustable rate. (no fixed option available)

Margins in regular font are for loans taken in the currency of the applicant’s primary income, if different from location currency.

For all interest only loans, add 0.20% to the above margins.


Prepayment Penalty: 


Early Repayment Charges will now apply to all new applications and will be charged over a 3 year period in the following way:

 

3% of the existing loan balance to be paid on partial or full early repayment of the loan within the first 12 months of drawdown (Year 1).

 

2% of the existing loan balance to be paid on partial or full early repayment of the loan within the following 12 months (Year 2).

 

1% of the existing loan balance to be paid on partial or full early repayment of the loan within the following 12 months (Year 3).

Following month 36, no Early Prepayment Charges will apply to either partial or full early repayment of the loan.

Please note, all documents must be translated into English. Property title can be held in either personal or corporate name
