Properties eligible are: single family homes, condominiums, and developer still in control of condo association.

Required Documentation for processing of the loan

• Legible Copy of Valid Canadian Passport
• Legible Purchase and Sales Contract ( Fully Executed, Signed by all Parties)
• Completed Mortgage Application
• Appraisal and Title Ordered by Lender
• Verification of Deposit (funds): Complete and the most recent 2 Months Bank Statements (showing enough funds for a purchase)
• Copy of your most recent statements regarding Stocks, Mutual Funds, Retirement Accounts
• Self-Employed Borrower: Signed and Dated CPA (Accountant) Letter showing Last Two Years Income, Year to Date Income and Present Average Monthly Income
• Employed by Someone Else: Verification of Employment Letter from the Employer on Company Letterhead, Signed and Dated, Showing Position, Time on The Job, Last Two Years Income, Year to Date Income and average monthly income
• Three (3) Credit Reference Letters (Credit Card, Mortgage, Car Lease/Loan, Charge Card or any revolving type of debt card)
• The last month statements you received from creditors to match all three (3) Credit Reference Letters
• Copy of Earnest Money Deposit or Escrow Letter
• Copy of Canadian Credit History Report
• Canadian Primary Residence - Annual Property Tax Bill with Total Annual Property Tax Amount for Your Primary Residence. (If Tax Bills Issued Quarterly Or Semi Annually We Need to Cover Property Taxes for Previous Year)
• Canadian Primary Residence - Annual Hazard Insurance Bill with Total Amount for Your Primary Residence
• $595 USD Processing Fee
